We look for undervalued, undermanaged, and undermarketed properties where we feel we can increase income through renovations and efficient management. We search hundreds of properties looking for a few gems that fit our underwriting model and return hurdles.

Execute Business Plan.

We reposition and rebrand the property. Sometimes this means renovating kitchens and bathrooms. Sometimes it’s expense management or property tax appeals or just proactive property management. Within a short time period, we expect to materially increase the net income on the property.

Return Capital

Taking advantage of attractive financing terms with Community Banks, Agency (Fannie & Freddie), and LifeCo lenders, we’re able to leverage the increased cash flow and return capital to our investors. Capital is then ready for the next opportunity to be put to work.
